How good a D2V lead


How good a D2V lead is depends on how good your exits are

If you have a database full of acronym chasers (BRR, BMV et al), you'll squander a huge percentage of your hard earned D2V leads because you are working with the toughest buyer types known to man!
No other buyer demographic has such strict criteria. The 'deal' that they are after is valued based on the need to refinance all of the money out (to pay the JV partner back), or the margins are tighter because they need to employ a remote 'power team' which is costly and risky or the have had training on how to 'spot a deal' and are waiting for the 'needle in a haystack' - it's not your job to find rocking-horse shit for picky investors!
They'll turn down most of your 'deals' and poo-poo your numbers...
"That's not a deal!", says the Berkshire-based investor who has lined up a carefully picked power team, has their build PM in place and has the commercial re-val ready to pay back the JV partner..
Think about local investors who often have a very different way of working;
- often do the refurbs themselves (cheaper)
- often self-manage the rental side (cheaper)
- often buy cash or leave deposits in (cheaper)
If a buyer has cheaper costs, less risks and they are happy to leave deposits in the 'deal' then it's very likely that they will be able to pay more for your property than the 'London-based investor who outsources everything and has a JV partner'
I have helped dozens of deal packagers over the years sell 'deals'
"Can you help me sell this deal please, Richard, it's been out to my mailing list a couple of times and there's been no bites - and the 'deal threads' on the property groups have only brought in time-wasters"
Nearly every time, within a few hours of listing the property on Rightmove we've had enough enquiries to do an open day full of local cash investors
There was nothing wrong with the 'deal' but the exit options for the deal packager were narrow
You don't have to use Rightmove if that doesn't work for you or the property/vendor, it's just an example of how a 'bad deal' can sell 100 times over in the right place because it's not the deal that was wrong it was the wrong product in front of the wrong audience
Expand your exits and expand your lead conversion - simple
