Selling Properties in a Pandemic
It is like a battlefield out there at the moment and a property market like no other!
There's been crashes and blips or booms before but this time, aside from the uncertainty, there's just a general tension in the air and an overall sense of 'I'm fucking pissed off' with everyone.
This week has been the best example of that in our office.
We've sale agreed £5,000,000
We've completed on nearly £2,000,000
That 'sounds' like a good week
But
We've had to rescue 4 sales from falling through due to circumstance changes (job losses, funds no longer available etc)
We've lost 2 sales this week which we won't be able to save
We've re-listed or really grafted on many more just to keep deals alive or buyers/vendors onboard and in with a chance of completing
The market is chaotic with down vals, surveyors refusing to visit properties, solicitors being slow and we get it in the neck quite often as a result
It is pipeline protection and fire-fighting every day. Overcoming obstacles and drawing on experience and hard work to keep hitting our targets.
It's a week where we have achieved so much with listings, sales and completions but it's the work on the fire-fighting that I will look back on and be the most proud of the team for.
